If you are in the market for a new luxury condo in downtown Bellevue, the most important development on the horizon right now is Park Row – a 22-story, 143-residence tower by Bosa Development that will launch presales in 2026.

The Site: Park-Fronting Is a First for Downtown Bellevue

Park Row will rise at 201 Bellevue Way NE, on a lot currently occupied by a retail strip that Bosa acquired in 2019 for $36 million. The building’s primary elevation will face Bellevue Downtown Park – making it the only condo tower in downtown Bellevue with direct park frontage.

No other building in the downtown core looks out at open green space as its front yard. Bellevue Towers faces the street. One88 faces the street. Washington Square faces corporate offices. Park Row faces a park. For residents on the park-facing side, the view from lower floors will be trees and open space rather than pavement and adjacent buildings.

The Building: Scale and Ambition

At 22 stories and 143 residences, Park Row is intentionally boutique – almost identical in unit count to One88 (147 units). This is not a large-scale development designed for maximum density. It is a carefully sized building designed to maximize quality per resident.

The amenity footprint of nearly 25,000 square feet is the largest announced for any single downtown Bellevue condo tower, proportionally the most generous amenity ratio in the neighborhood’s history. Interior design follows a nature-inspired philosophy that mirrors the park connection – organic materials, biophilic design elements, and indoor-outdoor spaces that open directly toward the park.

One- to three-bedroom floor plans will be offered. Pricing has not been officially released as of this writing, with one-bedrooms expected to launch above $1 million at presale.
