For Buyers – April 2026

The market continues to favor patient buyers. Days on market have extended compared to the compressed 2023–2024 window, and sellers are more open to negotiation than they were 18 months ago. Well-priced units with strong view quality and updated interiors in good buildings still move quickly – but units that are overpriced or have condition issues are sitting.

The practical implication: if you are buying in 2026, you have more time to be selective. Use that time to research buildings deeply, review HOA financials thoroughly, and make an offer when you find a unit that genuinely fits rather than feeling pressured by a fast-moving market.

For Sellers – April 2026

Pricing discipline is more important in 2026 than it was in 2023. Units that launch at market value tend to sell within 30 days. Units that launch above market value are sitting for 60+ days and eventually accepting price reductions – a dynamic that compounds into further price reduction pressure.

Building-specific positioning matters as much as ever. A unit at Washington Square that is marketed to tech workers with corporate campus adjacency, or a unit at One88 that highlights the golf simulator and pool for the right buyer profile, outperforms generic listings. Know who your buyer is before you list.
