The headline shift from April: mortgage rates have continued to soften, with 30-year fixed pricing now spending real time below 6% for well-qualified borrowers. That has not produced a buyer rush, but it has changed the math for buyers who were sitting out, and it is starting to show in tour activity and offer volume on the right units.
For Buyers – May 2026
The market continues to favor patient buyers, but the patience window is thinner than it was in April.
Three things are happening at once. First, mortgage rates are the lowest they have been since 2022, which pulls some sidelined buyers back into the market. Second, spring inventory has lifted slightly, giving buyers more to compare against. Third, sellers who held off in 2025 are now testing the market, which is where the bump in active listings is coming from.

The discipline rules from April still apply, with one update: the cost of overpricing has gotten more expensive.
Here is why.
