Every month, we publish a building-by-building snapshot of the downtown Bellevue condo market – because the aggregate Zillow stat of “median price in Bellevue” tells you almost nothing useful if what you actually want to know is what is happening at Bellevue Towers vs. Washington Square vs. Mari.
This is that update for April 2026.
Market Snapshot – April 2026
| Metric | Current | vs. 12 Months Ago |
|---|---|---|
| Median resale price (downtown) | ~$915,000 | Roughly flat (+/- 2%) |
| Average days on market | 28 days | Up from 21 days |
| Active listings | Moderate inventory | Above 2024 levels |
| New construction activity | Park Row presale approaching | First major new project since Mari |
| Mortgage rate environment | Low-to-mid 6% range | Modestly improved from 2025 peak |
For Buyers – April 2026
The market continues to favor patient buyers. Days on market have extended compared to the compressed 2023–2024 window, and sellers are more open to negotiation than they were 18 months ago. Well-priced units with strong view quality and updated interiors in good buildings still move quickly – but units that are overpriced or have condition issues are sitting.
The practical implication: if you are buying in 2026, you have more time to be selective. Use that time to research buildings deeply, review HOA financials thoroughly, and make an offer when you find a unit that genuinely fits rather than feeling pressured by a fast-moving market.
For Sellers – April 2026
Pricing discipline is more important in 2026 than it was in 2023. Units that launch at market value tend to sell within 30 days. Units that launch above market value are sitting for 60+ days and eventually accepting price reductions – a dynamic that compounds into further price reduction pressure.
Building-specific positioning matters as much as ever. A unit at Washington Square that is marketed to tech workers with corporate campus adjacency, or a unit at One88 that highlights the golf simulator and pool for the right buyer profile, outperforms generic listings. Know who your buyer is before you list.
Building-by-Building Activity – April 2026
| Building | Market Activity – April 2026 |
|---|---|
| Avenue Bellevue | Continues to see active resale activity. Developer units may still be available directly from Silverstein in Avenue Estates. |
| One88 | Limited resale inventory as usual. Expect to wait for the right unit – rarely more than 3–5 available at any time. |
| Bellevue Towers | The deepest resale market in downtown Bellevue. Regular inventory makes it the most accessible building for buyers with flexible timelines. |
| Washington Square | Steady resale volume. Townhome units rare and in demand when they come available. |
| Mari Bellevue | First resale transactions beginning as early buyers sell. New inventory entering the market for the first time. |
| Park Row | Presale launch expected in 2026. Interest list open – contact us for early access. |
